Housing

High-rise and mid-rise apartment and condo towers cluster around Warner Center's office core, with newer luxury developments filling former office-park lots. Walnut Acres, just north, keeps its older single-family ranch homes on larger, sometimes horse-zoned lots.

Getting around

The Metro G Line (formerly Orange Line) Warner Center station anchors rapid bus service, and Topanga Canyon Blvd and Victory Blvd both connect directly to the US-101. It's the most transit-served and walkable commercial pocket in Woodland Hills.

A little history

Warner Center was master-planned in the 1970s as a self-contained office and business district for the western San Fernando Valley, named for the Warner Bros. ranch land it was built on. Decades of office development gave way in the 2010s and 2020s to a wave of high-density residential towers and the major Westfield Topanga expansions, remaking it into a true live-work-play district.

Living here

Residents here trade a big backyard for walkability, restaurants, and a shopping mall you can stroll to. It skews younger and more transient than the rest of Woodland Hills, drawing professionals who work nearby and residents who want density and amenities without leaving the Valley.

Visiting for the first time

Spend an afternoon at Westfield Topanga and The Village, grab dinner and a cocktail at Topanga Social, and catch sunset views from Warner Center Park before heading out.

Why Warner Center works

Warner Center is the closest thing the San Fernando Valley has to a true downtown — office towers, apartment high-rises, a massive mall, and a rapid transit stop all within walking distance of each other. Twenty years ago it was mostly parking lots and office parks; today it's one of the fastest-growing residential pockets in Los Angeles.

Westfield Topanga as the anchor

Westfield Topanga and its adjoining Village have grown into the biggest retail and dining draw in the southwest Valley, pulling shoppers from Calabasas, Tarzana, and well beyond. Topanga Social's addition turned the complex into a genuine evening destination, not just a mall — live music, patio bars, and a food-hall lineup that rivals anything closer to the coast.
